Why it is different
A storefront is not a big house.
Commercial work fails on logistics far more often than on cleaning. The glass is rarely the hard part – access is, and so are hours, tenants, insurance paperwork, and whether anyone can tell you what actually got done.
So we quote from a walk-through, put the scope in writing, and schedule around your operation. If your customers or tenants notice we were there, something went wrong.
Certificate of insurance on request
Fully licensed, insured, and carrying workers compensation. Send us your requirements and we will have the certificate to your property manager before the first visit – additional insured endorsement included where needed.
We work around your hours, not through them
Before open, after close, weekends, or overnight where access allows. A storefront should never be doing business with a technician in the window, and a medical office should not have equipment in the waiting room.
The same crew, every visit
You are not re-explaining your property to a new team each time. The people who did the walk-through are the people who come back, which means gate codes, problem areas, and access quirks stay known.
One contact, one invoice
Managing several properties should not mean several phone numbers and several statements. Multi-site accounts get quoted together, routed together, and billed on one invoice with net terms available.
Who we work with
Properties we service.
If your property is not on this list, it probably still fits – ask.
Office buildings
Lobby glass, curtain wall, and tenant-facing elevations kept presentable without disrupting the working day.
Retail & storefronts
Street-facing glass is your first impression. We work before open or after close so customers never see the ladder.
Restaurants & hospitality
Grease film on exterior glass, patio hardscape, and entry areas – handled around service hours, not through them.
Medical & dental offices
Quiet, discreet work around appointment schedules, with crews who understand a waiting room is not a job site.
HOAs & multi-family
Common areas, clubhouse glass, and building exteriors on a standing schedule, with one invoice and one contact.
Industrial & warehouse
High bay glass, skylights, and large roof-mounted solar arrays where access planning matters more than speed.
Schools & places of worship
Large glass elevations and grounds, scheduled into breaks, holidays, and off-days rather than around occupants.
Property management
Multiple sites quoted together, serviced on one route, and billed on one statement instead of site by site.
Services
Everything we do, at commercial scale.
The same six services, sized for properties rather than homes.
How it works
Four steps, no surprises.
The parts commercial clients tell us other contractors get wrong.
Walk-through
We visit the property, measure the actual scope, and identify access constraints – upper elevations, tenant restrictions, parking, hours. No quoting from a photo or a square-footage guess.
Written scope and quote
You get an itemised scope in writing: what is included, what is not, frequency, and price. Nothing gets added later without you approving it first.
Scheduled to your hours
We agree a window that works for your operation and your tenants, then hold it. For recurring accounts the calendar is set in advance so you are never chasing us for a date.
Documented and invoiced
Before and after photos on request, a note of anything we found worth knowing about, and a single invoice covering every site on the account.
FAQ
What property managers ask first.
Yes, and we are used to the request. Send us your requirements – coverage limits, additional insured endorsement, whoever needs to be named – and we will have the certificate to your property manager or landlord before we start. We carry general liability and workers compensation.
Usually, yes. Before open, after close, and weekends are all normal for us, and overnight is possible where the property allows access. Retail and restaurants in particular we prefer to do outside trading hours – it is faster for us and invisible to your customers.
Yes. Property managers and HOA boards are a real part of our work. We quote all sites together, group them into efficient routes, and bill on one invoice rather than site by site. You get one point of contact rather than coordinating separate jobs.
Most commercial clients run on a recurring schedule – monthly, quarterly, or twice a year depending on the property and how visible the glass is. The schedule is set in advance so you are not booking each time. There is no long-term lock-in; you can change frequency or stop with reasonable notice.
We reach up to 90 feet from the ground with water-fed carbon-fiber pole systems – roughly seven to eight stories. That covers the large majority of commercial elevations in our service area, and doing it from the ground means no lift rental, no scaffolding, and no crew working at height over your entrance. For anything genuinely beyond 90 feet we will tell you at the walk-through rather than discovering it on the day.
Commercial accounts are invoiced. Net terms are available for recurring clients and multi-site accounts. One-time commercial jobs are typically invoiced on completion.
